In addition, perhaps seeking a handyman type tenant might help with some of the overall repairs in general.  

Seek your professional out and talk to them. 

For example:- I am seeking to purchase multi-family properties.- That house is a multifamily.Having said that, I almost always use the hyphen, and I don't think anyone will fault you if you do :)

If you seek to pull new credit, you would need authorization to do so from the Vendee/Buyer.Looking for in the Deed?  

I really think their services align quite well with what many BP folks are seeking.
