Unlike the stock market, you can also use leverage, which could significantly increase your ROI.The bottom line is that you can get better returns investing in alternatives (real estate or otherwise) and more control investing in real estate (you have zero control over the stock market).

I am already starting to see more activity in the market as the interest rates drop, across my listings and also more of my buyers becoming more active, I am sure this will be a domino effect and eventually cause sales volume to increase across the market as a whole both locally and nationally, DOM to decrease, and create a temporary FOMO in the market if rates drop to quickly.

The financing contingency period is up tomorrow and it looks like they are going to back out, so I guess we will put the property back on the market as a cash-only purchase and see what happens. 

I think building an off-market pipeline will be more important coming up than ever because of the change.

It depends on the market you live in.

I think you need to challenge the person in charge-both the PM (and if they truly bought it for $100K less than market value, report them) and the person she has in charge of her finances. 

It's finally calming down with more listings on the market, and buyers settling down, no longer panicking and needing to jump the second one hits the market.

This is the best terms I have seen in the market thus far.

With my current salary I can only borrow 300k and it will give me limited directory in the market I’m looking at.
