Research what the rent went to in your market during 2008-2009.

I'm in the research and learning phase.

I can see where we probably jumped the gun before doing enough research, but we are looking forward to having a place to use, and would like to  rent out a few weeks to help with expenses. 

Currently the rent barely breaks even but the price has appreciated quite a bit.Should I have the condo sold today, I would have about $260k on hand ($180k down pay + $80k profit after exp.)After listening to some podcasts and doing research, I decide my main goal is to buy and hold for the passive cash flow.

I've just started researching the real estate market in Denver today actually and my goal is to have the greater Denver / Boulder area mapped out as far as neighborhoods/rents/market conditions before I turn the key in the ignition to head out west.

Another tip is “do your research but not too much, don’t read online forums.”

I read a couple books and always do my research, but as I learn more and really get into this I've learned it may not have been the best deal out there. 

Before I get to an interview I like to weed out potentials by doing my own research and check the Florida Department of LIcensing and make sure they are licensed and that it's current. 

The authors find that prior research has only considered either net yield or price appreciation, to the exclusion of the other, so they looked at both.
