A complaint with the Maryland Real Estate Commission (MREC) will only work if either party was represented by a licensed Realtor, if not then MREC doesn't care.I do, however, think that the seller should have disclosed this under Maryland's Residential Property Disclosure/Disclaimer Act (contrary to Russell's opinion, I think that a failed septic system is a latent defect that needs to be disclosed regardless of whether the seller chose to Disclose or Disclaim).The Act has its limitations though.
