For most agents that have listings they are running teams so they have agents that will host for them and they already have a relationship with those agents so you will not get a yes on that house.

Im attending the conference this weekend I think you should go listen to the RE vernacular, network with people, follow up, be curious to put yourself out there so when you do have the financial capacity you at least make the connections along the way(RE is a relationship-predicated business).

But you must have a pre existing relationship with them. 506b also has onerous reporting requirements like a yearly financial audit that will run you $10-$20k, so if it’s less than $1M a 506b may not be way to goAnother is a reg a+ offering but that costs $100k+ to setup and requires registering and review by sec.If you want passive investors who are not accredited there are not many options.
