Clear communication and offering genuine appreciation will go SO FAR in making someone want to continue to work with you. 

Make a daily habit of reviewing what comes on the market,tour new areas etc, so when a good deal comes your way you can recognize it.Learn what stuff rents for, introduce yourself to players( agents, contractors etc)Essentially become an expert on the area of interest

@Brad Armel Well you have a good problem, that's the first thing to recognize.

That may give you some insight into recognizing the viability of the strategy.

Just be a nice person and take a genuine interest in what the homeowner needs out of this, not you.

They have some notion that you cant recognize the smell too...

Way more with good luck than bad luck...assuming you work with a genuine turnkey company in a steady growth market.
