I also wanted to let you know that I checked out your website Philly Home Investor as well as blog and all it has done is pushed me even more to get into wholesaling and I strongly believe I am going in the right direction because I do believe in a lot of what you are talking about when it comes to the professionalism.

I'm not sure if I can do anything beyond call a heating company which I imagine has an opinion ab what I order.Eric,    When I get a new to me property i will generally do the work myself, everyone is afraid of it, but its really quite simple if you have experience with advanced home projects, I just applied to be an HVAC Contractor in WI so i can pull the permits and sign the yellow cards,  crazy part is in WI there is no experience or education requirement to be a Heating contractor, Just pay the state for a credential.   

No pictures on the listing but it was right next to the local hospital and I could see prospective renters being young professionals/other good renters.Called the listing agent and set up a viewing for 4 PM and agent sounded very happy that someone was interested in the propertyWhen I went to go see the place it was a complete gut job. the roof was in good shape and the foundation look like brand new block foundation but the rest of the place was completely destroyed.

These lenders will usually have a place of business that you can go to, have a website of some kind, have a professional email account that's not gmail, have a license or professional credentials of some kind, or have done verifiable loans to someone else I know.
