There is one question I have to start this out:How can I tell if an area I want to invest in is declining, rising, or a poor decision.

Decisions are sometimes uncomfortable ...

Rich Dad, Poor Dad really hit home with me and from that day forward I knew how we were gonna make our money.

The answer lies somewhere in between  You have to know enough to make the best decisions, know when and how to make adjustments when things don't go as planned, but you will never know everything.I've been doing this since I was in High School, and I learn something new everyday that helps, or will help me down the road.

I wonder if it could be exhaust getting in through poorly sealed windows?

So by buying right and placing the right tenants I'm able to be more competitive, however I'm also taking 2 or 3 months to rent a place as a result of that decision.

I would say don't buy just because you don't even give the most basic info to base a decision on. 

I hate the idea of paying rent but it could keep me out of a bad decision.

Verbal agreement to continue sale at lower price happened Monday, decision to back out of deal happened Wednesday.  

If you know anything that I should consider before making this decision, I would love to hear about it.
