Don't be the person that you can see taking a cell phone photo in the bathroom mirror :) Most importantly, reply quickly when people reach out with interest.

I always try to treat people with respect and that includes everyone working for me.

It just doesn't seem make sense to collect rents on free and clear properties. 

I have seen COUNTLESS people get a head of themselves on this platform.

I would also stay away from people just starting out, its hard being a 1/2 person operation with a low unit count.Best of luck!

Mine was in such a rough area I couldnt find people to handle it. 

But you are having to interact with people - and hopefully you do that with the same respect you would want if you were the one renting, versus buying.  

Nashville is a hot market for Rentals currently and it seems like that won't change anytime soon, and I've noticed that people are renting in Columbia and Madison quite frequently.

I'm wondering if it would make sense to source modular homes in China and have them shipped to and assembled in markets like Memphis, Atlanta, Birmingham, and other where you can buy vacant lots with utilities for as little as a few thousand dollars.
