I lived here most of my life and I know that the population is growing at a rapid pace and the houses around here are appreciating like crazy ( My house rose from about $250,000 - $330,000 since 2011 ) and new businesses and restaurants are being built every minute.

In terms of economy and demographics, it is no comparison, Tucson is after all much smaller than Phoenix, however I do believe that Tucson will continue to grow, just at a slower pace.

I know I do not hit the 1% rule, or really any of the standard metrics, but it seems like a very low risk investment due to high occupancy rates, and higher class tenants.Also, it will likely appreciate in market value at a greater than average pace.
