There's no better way to tell who they are than while showing them around, and you'll get a sense of what people actually think of your place. 

If you can't get it at a price and terms that make sense, then move on.

It makes sense that real estate income tax would only be Subject to SE tax if you were able to claim Real estate professional, one without the other generally isn't how the code is written.

Buy a duplex because it makes a great business sense and use the profits to pay for your vacations.

Everything I've read about changing the terms of a lease has to do with raising the rent, or no longer allowing pets, etc. and hasn't really helped giving me a real sense of what to do on this situation. 

I imagine most people don't care too much about the wholesaler fee as long as the deal makes sense to them.

I understand how in a post recession economy it would work great, however now that the market has (largely) recovered are there still plenty of subject to deals around that would make sense to an investor?

Knowing this it would not make sense to move forward in my situation with limited funds as it is.
