Download your landlord tenant laws for your state..Each person that's over age of 18 is listed on lease as tenant.. all equally responsible for rent.

As JD mentioned any decent contractor should be able to provide a materials list for you to review regardless of how it is being paid for. 

You can mention the open house, along with your minimum requirements in your online advertisement.

Make sure to set up keyword alerts so you can get notified about  topics that interest you when they are mentioned in the forums.Look into attending local REIA meetings.
