Medium Intensity Push Pull Pattern:- There is so much more to a deal than just the idea, I mean, there is a venture capital group in San Francisco that doesn't even care what the idea is, they don't even look at it when the deal comes in, the only thing they care about is who the people are behind the deal.

I assume you also manage some properties in medium- or high-end neighborhoods.

The happy medium between buying at the price which will cash flow, yet still realizing some apprecition over time could be said for any market.For that reason, I like to look for deals not in the inner city.

The answer most people here will tell you is no you can't, but in my experience locally, you can do a full gut medium rental or starter home retail for around $30/sf.

My advice is to be relentless with every medium possible, but going the wholesaler/off market route is what just worked for me recently.

Then divide NOI by the cap rate you need (std in MHP industry for medium sized well run parks is 10%) so divide by 0.1.
