Barring a catastrophic medical issue draining his bank account, exactly zero people will feel bad for this owner if he doesn't do what needs to be done here. 

If credit is low for unpaid medical payments or student loans with no missed payments for housing, auto or other life necessaries they "may" be ok. 

The tenants are skilled workers (nurses, technicians, etc we have had doctors and lawyers as well) or retired.

A few months ago I made the move away from medical device sales, and went all in on real estate.

Houston has a strong market for MTR with travel nurses, and this property is located minutes away from a major hospital complex, as well as 20min from the Medical Center (largest in the world). 

Near big area hospitals there's usually a need for traveling nursing staff and doctors.

Include that there will be no drugs of any kind unless prescribed by a doctor, no guests more than X number of people, etc.

So we’re thinking it could be a good rental to medical professionals or traveling nurses?

Not to mention, this property is five minute walking distance from the nearest Medical center.Given the circumstances, what's more valuable the property's location or the property's potential value?
