Maybe they could help with screenings, contractors, etc. but also that's  something I can do online/phone... and if tenants have bank accounts take care of rent that way too.

Large or small banks doesn't matter,  the overlays for investment properties  which make it difficult to work with lenders.  

In Texas, all auctions are live (not online) and must be done in person or through someone that you work with that is their.

I've done this, a few times now, best way to do real estate imothe deal on the house matters less than the team you have in place on the ground to take care of this thing.

They dont have any equity in the property anyway, its a matter of finding a way to convince them to trust you, that you will pay off their mortgage.
