Here is the exception case based on legal federal only exception and not in every state you can apply Ms.Murphy exemption.Tell me please what's your main concern besides ability of tenant to pay rent?

Although if I have the time for it I wouldn't mind giving it a go.My main focus is making my own investments and helping partners/friends invest in Nevada as well.If anyone has the time to meet with me and talk some more I would be happy to hear from you!

I've chosen one specific domain to play within (MF apts) and 2 main markets, but can't seem to bridge the gaps to close a sale.

Money is mainly what I am looking for, but more specifically enough passive income to be free from an 8-5 job.

While they more than fit my main two criteria for tenants, namely pay the rent on time and no concerns about damaging the property, they are becoming increasingly demanding about improvements to the house and yard. 

I may also be relocating to New England (NH or MA) in about 2 years so I'm not sure acquiring property in my local area is the best strategy.  

A bunch of negative stuff mixed in with all the benefits.  

My main purpose is to help new investors, that are thinking about jumping into real estate investing, get a real life picture of what to expect.

The borrower's main assets, I believe, would be his income stream from and partnership in another successful business.How would I go about exploring this option?
