I just completed the inspection yesterday and it seems the roof will need to be fixed(over 20 years, the boiler system is very old(there are 3 boilers), one of the 3 hot water heaters(HWH) is leaking and the 3 car garage (which is one of the main reasons the property is compelling as an investment purchase) is not structurally sound and may need to be demolished.

BUT it seems a bit daunting to get started.The main concern I have is that the big appeal comes from the fact that there are fewer and fewer parks every year from those that are sold and converted to some other use. 

However, the mandatory (since the home is still mortgaged) insurances (windstorm / hurricane mainly) escrows adds literally another $2,000 to their monthly payment.

Is it an attractive arrangement when a contractor would pay for all rehab costs (per investors plan) on a property an investor buys, to give first refusal option to contractor to buy the house at ARV minus the rehab costs?

I am doing a BRRRR right now where I am living in the mother in law suite, while rehabbing, and will rent out the main house (3 bed 1 bath) when complete.

We are purchasing the property all cash (we discovered that this can be a problem too) because we were running into two main problems when approaching lenders 1.

Any appreciation would just be an added bonus but I think stability is my main focus.

My first goal was to get my real estate license to not only supplement my main source of income, but to also become as knowledgeable about investment properties as possible for what I hope to be future endeavors.
