I have a contract for purchase of investment property in PA and need help finding financing, its a good deal but everyone tells me the loan amount is too low...HELP

Nadia.While Cincinnati is a great market, the price to rent ratio is pretty low since the city has blown up.

Operating expenses are very low because I use gas dryers (instead of electric), tankless water heaters for hot water, and high efficiency, front load washers to save water.

Low rate is important to us but not having headaches is more important.  

You close on the property yourself..by now you should have a feel for the game, know how to get sweet deals for the low low and more importantly know how to calculate repairs...yup..close on it yourself...no end buyer no assignments..that 40k profit is all yours..... hire a contracting company or if your a hands-on guy...
