As far as indicators you mention on uber use,car ownership, and money orders these are all flags that should have lead to better due diligence on verifying her income.

We have a lead from a direct mail campaign where we think the seller is asking well below market price, but a realtor we have worked with seems to disagree, so we are looking for further advice.

I guess it is a number thing, which leads me to one last question (I promise not to bug you too much):  How do you allocate your time efficiently; is it heavily invested in crunching numbers and finding the right piece of property to invest in, or do you spend more time on the rehab component of the project itself?

I know there are a lot of different marketing strategies out there for wholesaling but can ya'll share what has been the most effective/ has led to the highest percentage of lead generation for you?
