Often times, you can seek an appraisal for the structure value to help increase the total amount of renovation expense that can be put into a property.

Which considering the location can only increase in value due to a limited number of locations like theirs. 

I self manage and for me, adding another here locally does not increase workload much.  

@Isaiah Wilson - @Bonnie Low is absolutely right - you essentially just have to take a standard lease agreement like you would have with a LTR tenant and adjust it for the parameters of the MTR tenant.

If the property has recently been renovated I would definitely buy occupied because it reduces your risk and increases your cash flow right out of the gate.

It's in Philadelphia and I am assuming a 5% appreciation rate and 1.5% yearly rent increase.

When people are moving out, I usually don't hold them to that standard, BUT when I'm giving a notice to them, I have to follow the state law.  2.
