Your CPA may be somehow under the impression that your lending is an active business.

I don't know enough about the deal or have any idea where it is, but this doesn't really impress me.

Hey everyone, I've always been under the impression that investors try to purchase properties for 70% of ARV (Example: $60k purchase, $10k repairs, $100k ARV).. but today I was listening to a podcast and the host said not to get too hung up on the ARV value because in his market (Phoenix) many cash buyers will settle for 80% or even 85% of ARV due to the competitiveness.

I'm under the impression that I will be locked into that rate for 30 days.

As someone who worked in title prior to investing, I was so impressed with the way they handled my closings, I went to go work for then and am now the main point of contact on investor files for the office. 

My impression is that you have to get really knowledgeable about what is actually happening in order to keep from getting fleeced. 

People may not remember the specifics of what you said, but they will remember the overall impression you made.2.
