If this is a franchise of some type, then it's usually guaranteed by the corporation, so if the tenant leaves, the corp takes over responsibility.It will take you 18 years to recover your cost of $700k.The property can appreciate all it wants, but unless you sell the property, or refi (which will probably kill your cash flow), that appreciation is just window dressing. 

I do not like using loans if it can be avoided and being a slave to the debt market and timing of the loan coming due with economic and interest rate environment.I find often there are 3 types of investors that get taken advantage of with syndications.1.

I've also considered properties where I could create two units to increase my revenue that way, but those types of properties are very expensive here. 

It might be a good product for this type of purchase.
