I'm in the Bay Area houses here are very expensive for me to start with. 

@Tom ThomsonI am not an attorney but my 2 cents is he does not have to return your earnest money in my opinion if he can still meet the closing date on the propertyI view it as you are terminating the agreement because you don’t like the house anymore

Hey Jose - if you're working with $15k i'd examine your local market to see if there is an opportunity to house hack if you want to work solo.If you're opening to partnering - I'd reccomend attending your local REIA meetings to see who is looking for a partner / capital.

If you are able to build an in-house maintenance team, having a useful shop and stockroom can save you/your clients a great deal in "road time" and other expenses.

I'm really just curious if you can ever go wrong with house-hacking.
