Looking to expand further into buy and hold rentals.  

Bad debt will hold you back and seriously impact your financial resources.

Also a couple of the burners won't light without holding a lighter to the gas.

I see a lot of owners are emotionally disposed to hold on to their home as a renter but it's normally not the best use of your capital

Eddie, I'm an investor here in Lawrence and am dabbling at wholesaling just as a way to find my own buy-and-hold properties but am a big believer in working with wholesalers.

Therefore you are not negligent as you did what a reasonable person would have done in a similar situation.That defense wouldn't hold up in MD but I would rather have some defense than none.
