I put 25% down on my first property so I assume I have at least 25% equity (especially since I bought at a great price).

Obviously, stuff happens and sometimes it's unavoidable but maybe consider implementing something into your approval process where you require to have some type of phone or in-person conversation with someone before moving forward with approval. 

From what we are seeing a 60 to 70k 3 bed probably needs work or might be in a less desirable location. 3 to 4  years ago that price point was easy to find but current prices ( after repair) would exceed that amount.

I’d suggest maximizing the use of your $38,000 HELOC as a down payment on a lower-priced property, possibly in a different, more affordable market.

You can definitely find great deals at a very cheap price point - $120k-$180k.

End of the day, I'd love to see if we can find a way to look at facts, drop ego, figure out the right next steps forward together.

Does anyone have suggestions of locations to look at that are decent to live in, have a good rental market, and have available properties that are reasonably priced?
