When forming the LLC in FL is it possible to use my NY address as the principal place of business?

This will involve operating a piece of real estate and starting a business inside that piece of real estate.

The majority of the people who are wholesaling the right way are going to do business as usual. 

Just remind yourself that you are running a business and let the numbers speak for themselves.

Same thing for the senior living deal - I've had a bunch of people reach out - I'm not an expert but have been in it a bit - but no one has been willing to come meet me where I live and the business is at.Anyways I've come to the conclusion the apartment deals I'll want to look for I'll be getting Hud or some sort of other non recourse loan and will just do it myself with no one elses money. 

As for cash flow, buy or start a business.

In either case, I would say most lenders will not allow the use of funds if its not for business purpose only and you definitely cannot owner occupy on a DSCR loan.
