It all began with Rich dad, poor Dad book, then a bunch of books by Dave Ramsey & Darren Hardy about a year ago.

I read a couple books and always do my research, but as I learn more and really get into this I've learned it may not have been the best deal out there. 

@Lue Brooks nice goal of starting with being active in the forums, reaching out to others here etc.As a matter of fact, as a fellow newbie I made a similar commitment, but since I had just read the book '10x rule' by Grant Cardone at the time, I decided to try to 10x my posts of that time (I was at 50 posts then) to 500.

My favorite bad wholesaler trope is when they try to sell you a property, but then when you Google the address you see it on the MLS pending for like 20% less than what the wholesaler was asking for.

@J Scott's books on Flipping and rehab have great info on screening GC's.

Setup a "fake" company file and spend a few days booking transactions and look on Avvo for a Tax-attorney/CPA who's knowledgeable in QB to help give you a run-down.

The latest bigger pockets episode was one of my favorites ..he talked about how everyone is always thinking they need to find a great deal, but how that is actually pretty hard.
