Having to evict an inherited tenant can be tricky... especially with the current eviction moratorium in place until the end of March (could possibly be extended as well), meaning those tenants can just sit and not pay for quite a while and it might be difficult and costly to finally get them out.

Federal moratoriums extended to end of march, California has to vote on if it's going to expire feb 1 or extend, and then there is Los Angeles which already has extended it to february 28,2021..

I am planning on the appreciation game as of now, and possibly refinance once we leave to get into the cashflow game, or do the landscaping before we leave to enter into the extended "live in flip" avenue.

It was interesting to see that the outgoing president just extended the 26% tax credit in the most recent stimulus package. 

It works great for someone that works for a company that hired you based on a single contract, and if that contract extends, or if the employer likes your work, they will keep you on.

The VA Pamphlet 26-7 (often referred to as the VA lenders handbook) states you must intend to occupy the property as your primary residence within 60 days, however, that can be extended up to 12 months on case by case basis if circumstances permit - i.e. purchasing while deployed or on extended training periods out of the subject property area.

With gov programs being extended for tenants and lenders still expecting payments, it does not seem like being a landlord in the USA is a good decision right now.Change my mind.

One addition to the below: Biden extended the CDC moratorium (which was only for non-payment) through March.  

It does extend my mortgage from the 20 years currently remaining back to 30 years.
