Also what if you purchased a commercial for 4.25M and the arv was 10M, would you be able to cash out on the difference or is it not how it works.What matters is whether the property will cash flow properly after you refinance.Good Luck,Mike

Air rights--the Floor to Air Ratio, or FAR, not being used by a building that can be transferred through Zelda (zoning lot merger)--give developers the right to expand their buildings, allow lot line windows to be used as regular windows, allow for more residential building and provide more flexibility for design.

This is an interesting thread.I count financial independence as 'not needing to work any more', and I think it is possible, but only if you had a MASSIVE windfall, split the money into lots of different places, and lived simply.I'm surprised to read people saying their wants could expand to fill their income.
