If you find out that you can do a better deal with something else, sell the property and do a 1031 exchange for a multi-family (to alleviate capital gains taxes).

If you elect to sell, you'll be taking advantage of a 1031 Exchange on the rental (hopefully)...otherwise, you'll be faced with capital gains.
