I'm not in your market, but once I had specific properties identified I called around to get quotes for lawn, pest, and internet, and then got average monthly expenses for utilities and added a buffer to get my OpEx.

Great alternative to states that are cracking down on assignments or having to try to juggle double closes and all the marketing expenses that those that never close on props have to do.. this was simply listed on MLS and sold. 7th transaction that JLH has provided this client since Feb.

if you aren't stuck on boston which is a great market, there might be better price to rent ratios north into the 603, nashua, manchester all great growth markets, and no sales tax or income tax.
