I am not saying the OP deal is good, or that cash flow doesn't matter, but the fact that someone else is paying off the house for you is definitely a way of making money.

We have occasionally done double deposits on tenants who had job losses/bankruptcy but had gotten back on the right track with payments and new very high paying jobs (in the aftermath of the financial crisis).One of the issues the OP has is that if you get the number too high for damage, they might find themselves in front of a not so friendly judge.

I'd be interested in what the OP's take on the "add on costs" as well...For the type of project you are entertaining, the 221d program is really in a world of its own (as it pertains to borrower benefits)...There loan programs that offer less "fuss", but loan to value allowances and rates will be of no comparison.Regards,Scott Miller

I'd suggest the best place to put money these days would be to create local co-ops to lend money to start small manufacturing businesses and for local mortgages.

I'm just worried because I know that the more confusing the wording gets in contracts the more room it leaves for interpretation of the wording (in my op) to the point that a "good "attorney could prove the earth is still flat..

I think your advice is sound, but without knowing the op tolerance to risk is, and the rewards he wants, I think your response is strong. reading between the lines of the original post I think you are correct, but still rei is better than the casino.
