I would like to find multi family (5+ units) to invest in i just dont know how to find the deal or structure it. 

Proximity to amenities, transportation hubs, schools, and job markets can significantly impact property value and future returns.Condition: A property's current state is a big deal.

Hey BP community,I’m currently looking to expand my lead pipeline, and lately, it’s been pretty challenging to consistently find good deals.

Value add, rent by the room, an appreciation play, and a tax play are all potentially viable paths to making one of these deals work for an investor. 

I'm on Airbnb, Vrbo, and Houfy, which is like direct booking - no fee to the guest, and a small yearly fee to the host to list.

After finding a  suitable borrower to place your money with, but before the money trades hands, be sure to underwrite the deal thoroughly.

As a syndicator, I can say that raising capital has become much more challenging since 2022, so many deals have closed in the last two (2) years that aren't fully funded and that are continuing to raise capital after the closing.There's likely truth to the money being raised going towards reserves, which is a very important part of any syndication deal (running out of money is one of the big reasons why syndication deals don't go well). 

If they book outside of Airbnb though (Furnished Finder, Zillow, direct booking, etc.) we would.

I had several other investors lined up interested in this deal...
