I do believe in the tax sale process as a great way to gain properties or just interest and do not want to deter anyone from looking into them.

How big of a turn off will the tiny single bathroom be for prospective tenants?

I found a prospective investment property in NJ where I live, and the owner lives in California.

Normally to reduce DOM we include really nice appliances, or we stage the property, or we include some "bling" type features to make sure our rehabbed properties get on our retail buyer's short-list.However, in our Atlanta area homes we have had some serious theft incidents (even in nice neighborhoods) - all of our properties are alarmed, but that doesn't deter them.

Your line about being a bargain hunter should eliminate anyone thinking about a full price offer, but might also eliminate some solid prospects willing to eventually sell at acceptable price.

I do think though that it would generate more interest from the prospect but at the same time how much more leads would you generate and is the ROI worth it?

I'm asking how to place this T/B in a house to be acquired for them.Matt, this is why I mentioned MLS right now as a source of leads for houses to acquire because there are no interesting prospects from my sellers list.I'll call a few listing agents today about lease option.For it to make sense for them, there would need to be enough cash to cover their commission and maybe some other closing costs?

If we wait another 10-15 to change without adjusting it in some way to inflation, we will have deterred way too much investment and some will have chosen to cut back on their amount of labor and earnings potential.
