I don't know the market that well, so I might be wrong.So based on that I thought we should buy a single family home for a year or so, buy another and rent out the first, etc.My problem is that some of the rules I can use to screen properties before I get into a deeper research seem difficult.

Thats it in simple terms but goes much deeper then that. 

I don't want to delve too deeply into the thing if it's not a wise move for someone completely new to the game to take on an apartment building.

I don't need to look any deeper to know that's junk deal.

What this means is that the flipping "sharks" are digging ever deeper into cheaper priced properties with hopes of holding to them then selling them, with or without renovations, to witless "dumber money."
