@Nick Giulioni I'm brand new to this so diversification isn't a huge issue yet, although that is partly why I want to mix it up with a buy and hold between every few flips.

If you know any other property owners in the neighborhood who recently completed a sale or refinance they will likely have a copy of the appraisal.Have your realtor pull all the sales comps within a mile or less and start picking the most similar properties in terms of square footage, bed/bath mix, etc. 

I see it more of a difference in how you all view finances, in terms of mixing them in a relationship. 

Multis in single family neighborhoods have much higher rents then in multi neighborhoods and Worcester provides a mix of each

I got mixed comments- some saying that’s plenty, others saying keep saving.

@Omar Gonzalez I would mix in a syndication into your portfolio and see how you like it.

How do you value mixed use?

The reactions I've gotten from people when I'm discussing my plans have been a 50/50 mix of  yes you'll get that easy or wow that seems high. 

Drifting through various strategies is a great way to waste time while suffering some losses mixed with some small gains.

We took a quick sander to the high points, filled in the holes, then over 2 coats absolutely raked on 20-3.5 gallon buckets of joint compound (mix just a touch of water in it).
