What’s the best deal to look for in Utah, based on the numbers?

Hello Pat,When seeking someone to partner with on this, I'd recommend sharing how much you plan on investing into the deal yourself.

I would be like, "Listen, I'm sorry this isn't working out with all this noise, and if this noise is a deal breaker we are ok with you moving out early to find a quieter place." 

Better yet is to buy well so you can pull as much of your own money out as soon as possible to replenish your reserves and have dry powder to put to work for the next deal.

What made you interested in investing in this type of deal?

I don't personally deal with this issue with my postings, but I usually use a website called roomies.com and that is for people who are only looking for rooms, so I don't tend to get too much push back on that.

I finally have my first deal done and generating income.

Would it be worth it to deal with it not cash flowing for 5 years and then sell it?

Many of us, including myself, have faced losses with crumbling deals.

I started out with a smaller deal to reduce the overall risk just in case since I still wasn't 100% trusting.
