whom do you see more often at a auctions - talk to real estate agents who deal with investors - who is their best client -You are looking for THE MAN - the person who is making things happen - this is the person you want to connect with.Don't over-look active investors on Bigger Pockets - it is OK to have a long distant Mentor.When you find THE MAN - the person who is making deals - bringing in $20,000 or much more a month - this is the person you want to FOLLOW ---So - how do you you worm yourself into his center of influence?

So it sounds like your communication with the guest, your daily rate, and what amenities you provide actually is more important than some of these  "concierge" services provided by the property managers that charge a high rate.I am still at a very early stage of this journey as a VR host.

i guess the biggest challenge is my stage in life - as i plan for retirement in the next 5 yrs hard to want to go leverage several notes and wait for them to be paid off in 15-30 yr notesAs one advised - its not whether to leverage but when Early in your career leverage is more important then cashflow Late in your career cashflow is more important then leverage

She staged it and had a brokers open 2 Fridays ago  on sunday she had 5 offers.. listed price was 499k.. we accepted an offer at 550k close in 30 days.. we might have to put in new sewer line depends on how the scope comes out.. it was marginal when we bought it.. we will see. .
