I would also charge a larger deposit to protect me from loss.Option 3: Include heat with the rent.I'm not a fan of this because they have no incentive to conserve fuel.

If not, be very cautious: 16%+ cash advance rates are common, and that much interest eats up profits quickly..I'm not a fan of borrowing, much less borrowing on credit cards.... if you're going to do it though,consider a less expensive, less risky strategy like asking the Seller to carry a second @7-8% or find a money partner to fund your down payment.

If there is a gap between the market rents for a apartment or comparable size to what you know you could do in the park then you have more spread to play with than Rams fans do right now!!!
