Has anyone used Unsecured Credit Lines or Cards on a Recent Project with success?

I have been thinking of investing in multi-family syndications as a way of moving away from active direct investments into more passive investments to simplify life.I found this article in the link below very interesting.....I especially like the last line....

But you'll get to establish a relationship with a local bank (or several) and potentially open the door to obtaining a business line of credit down the road once you have built up trust with the lender.
