Consider alternatives to an option, such as:lease purchase, with a 12 month lease and 3-5% earnest money on a delayerd sale and purchase agreement.lease plus ROFR - right of first refusal. 

Custodians tend to take a more conservative approach when reviewing alternative assets for investment, as they want to avoid the custody of any assets that may be involved in prohibited transactions.

An alternative to crowd funding is to buy a REIT on the stock exchange.

Question #3- Could someone suggest alternatives to solving this problem? 

Alternately, there could be a small option fee (for the right to purchase at a predetermined price in the future) and the downpayment proper is due at the point of exercise.  

What would be my alternatives.  2.

But this might take longer than selling with owner financing.So does anyone have an alternative way to profit here?
