In many of them, there is not a relative posted on the property records anywhere and doing obit searches seems like there may be no next of kin.

Sounds like you have done that in record time.

The only knowledge of the property/condition is from public record and just driving by.

As far as criminal records I usually exclude felony applicants I know a lot of people have turned their life around but typically their are so many applicants that I can find a better option.

Stocks are higher than ever, crypto is higher than ever, Multifamily real estate is looking at sub 5-6 caps, you have Wall St. entering the LTR SFH asset class at record rates driving yields down, and you definitely don't want to be holding dollars with inflation where it is.

I love TK providers that find the ugly duckling in a good or up-and-coming neighborhood, renovate it at a good quality (without going overboard) so it appraises at or slightly above the asking price, and then has a property management team in place (in-house) to manage the property.It's not always possible to find such an ideal solution, so the relationships of the different parts of the deal (finding, renovating, managing) are very important and a track record makes an enormous difference.
