When we are landlords we see how other people live, verses other people who see each other only as a friend, or a co-worker or an occasional acquaintance.

Colleen:Despite our efforts to educate tenants at move-in, they do occasionally call one of our trades when something is not an emergency, but after they've paid the bill a couple of times, they learn to be more discerning.    

thanks, Stephen i started it just hours ago and am going the poured-concrete route.put a bulkhead (shower drain) in the middle already of the framed 'pan' with 3" recycled abs leading to my garden irrigation channels.pretty much the only chemicals that will get added to the grey water will be very dilute antibacterial bar soap and the occasional leak while showering that cant wait after a few beers gardening under hot socal sun so hopefully the system's ecofriendly to.

During the process, even an occasional e-mail from customer service with "we're working on it" would be appreciated.

I catch some flack from people because I read a lot of business books and what are considered by most to be 'self-help' books (like I think many of us do) - but if this type of book, and the others on the list, are the state of literature these days, I think I'll just stick to my business books, and the occasional fiction or three.

There are good deals you can find occasionally.

All we get are occasional responses of excuses (frankly, idc- yes, it's been a tough time, we've all been hit hard.

He knows how to make money on them, but he also loves to drive them occasionally while he has them.  

Talking to a PM a couple of times a month, drive by occasionally, but take yourself out of the nuts-and-bolts.

I touch base with him occasionally, his business is growing.
