If you hire contractors, that will significantly decrease your spendable income every month.

You will never get your money from them without taking them to court and getting a judgment and even then, they'll only consider paying if they care about their credit rating.I had someone who owed me much more than that (not a tenant) and I decided to hire a lawyer to get a judgment against them.
