Being that it was section 8 tenants, time was not in our favor as she had to find a new location which took a good amount of time, then her new location failed inspection because of safety issues, so her new landlord had to get things added/fixed.

Regardless, I'm not solving for his needs but rather, solving for mine and the fact is, I can choose to keep this property and generate a nice cash flow so the deal must be in my favor for me to consider it.If I go with the Lease Option, I agree that the long option period is probably not the way to go - that was more if he purchases and I owner finance.
