When I first applied I estimated my home value at 390k which would give me a line of credit of 62k at an 80% loan to value ratio. (390k x 0.8 - mortgage balance)The appraisal came back at 420k which great news however when I requested that the limit be moved up to 80% LTV of the appraisal amount (86k) I was told that the loan commitment had already expired so in order to get up to 86k it would need to be a new application and also I would not get the promotional interest rate of 1.99% for the first year.

There's also typically a liquid reserves requirement of 3-6 months of loan payments and that you have 10% of the rehab costs.

While I know an accountant would need to figure out on a case by case what makes sense, I wondered if for say 80-something year olds (in the $ SF Bay Area) paying taxes and having more liquid investments might make sense.Is it possible some DST fees add up to what paying taxes on a sale would?

My liquid position is lower than I like it atm (I'd like to build it back up before spending cash, so that is why I was looking at use credit cards (90k out of pocket to buy the 4-plex), we will be getting $1,100 per unit when it is all fixed up.
