For the price of the premiums  (and all other things being equal) I would definitely dump #1 like a bad date, go straight to #2, and take a good hard look at  #3.

The containers will arrive pre-cut for windows/doors but the inside will need to be finished from framing/insulation to ready to use!

On the exterior, removed all the overgrown bushes from the front and back, cut 2 small trees in front, planted some sod, power wash exterior of the house, and added mulch and solar lights.

How old is this property and what does the HOA cover in maintenance and capx expenses. 3% probably won't cut it.

If on the other hand, they don't even come close to passing your screening then cut and dry would probably be the best option.
