Consult an experienced real estate attorney in Detroit Metro for advice on this or reach out to some here in the forum for a free consult. 

An added bonus is being trusted to consult investors to help them find smart buys & meet their cash flow ideals.

Whether the management is the investors own staff, or contracted folks, or consultants or a full blown Property Manager, if the investor is not local to the property, there has to be some sort of local assistance.

I listen to his podcast everyday....it is very valuable information ...I might even say some of it is priceless ...I have spent thousands of dollars on programs  to learn this business and have learned from them but Sean offers all of this for free...if you do join his academy  and choose to pay I am sure you will get more hands on consulting type stuff ..If you have the money go for it if not just dig into the podcast

I had once this same problem and what I did was consulted a mortgage refinance in Innisfail called The Place to Mortgage and they did the refinance for the mortgage without much expense.

That is the only question.If you are emotionally attached to the deduction just write me a check each month and call it a consulting fee. 

(Keep,in mind he may have hundreds of clients and all he has to sell is his time, which is finite, and his expertise, so asking for both without remuneration may run afoul of the norms in professional services)...the BP cpa and tax folks are most gracious and I hope they get some leads from their free work here and they may have spoiled us taking on complex, tricky tax questions for free in real time (but note even they have been quiet lately probably buried under 2015 taxes)...Maybe see if you can work out an hourly rate for questions and consulting in addition to the return fee if you think it may help the relationship...

Once I have my facts and action plan I will call the attorney to consult then tell the seller's son what we have to do to feel comfortable.
