This would be sufficient as an explanation except from what I've read on the net there are folks who don't want to receive direct mail and hence they pay the DMA to remove them from lists and they also do things like buy a stamp that says return to sender, some of the postcards have this, and write similar expanations on the card as excuses.

I know you have much more experience than me, John, so tell me if you feel differently -- but I use financial analysis software that calculates all those factors; i.e., transaction costs, taxes, and including what your cash flow is if you decide to hold; projects it over 20 years and gives you the IRR and MIRR for every year if you were to sell that year.

As far as a 1099 yes the lender will write off the loss and send the debtor a 1099 (almost always) which is treated as income and taxable by the debtor… However, there is a new law that just went into effect and under the right circumstances it makes it so the lender can not 1099 the debtor.

the landlord shall disclose to the tenant in writing...the name and address of the person authroized to collect or receive rent and manage and maintain the premises, and who can readily be contacted by the tenant".Since I will be managing the properties myself (collecting cash), along with doing my own repairs...I do not want the tenants to know where I live!

The government graciously allows us to write off our expenses, deduct the interest expense for the loan, and then depreciate the property (minus land) over a 27.5 year period).
