@Ed Hoffman, I believe for an entity like an LLC to do business in a state outside of where it was formed it needs to register in that state.

As a realtor I have access to many listings.

You may want to think about working with a realtor or a really good attorney to make sure you are set up correctly to start off in the best possible situation.

The marketing ROI to East Nashville has gone down to near zero for me so I stopped looking for deals in that area and focused on smaller zip codes. 

Just want some good returns.But doing both does seem like a great way to diversify.
